Key achievements
Solution Specifics

REALFacts provides transactions & functionality for simply posting new instruments previously registered at the  Guam Department of Land Management, maintaining the properties & continuous improvement of the data in order to provide customers with quality data for all real estate needs

The Workstation (back office) component provides the user the tools to perform a chain of title search and produce the prerequisite data transferred to the title insurance/closing software, Qualia’s Resware.

The public facing component is based on Innola’s Gateway (public portal) approach but customized specifically for this client’s commercial vision and needs of their customers.

Project’s Specifics
Implementation Results

The RealFacts system initially provided tools and integrated data to facilitate title research in a single environment, where the property chain of title is now a semi-automated process

The registry part of the system now holds not only deed records with related scans but also various kinds of cadastral data.

The second phase resulted in the implementation of the public portal for end users, which gives them the ability to access deed records based on the selected subscription type. Additionally, end users—realtors, attorneys, legal professionals, and even public users—can submit various requests for property data verification, review, and report preparation.

RealFacts now provides Title Guaranty of Guam with the following:

  • A recorded deeds database mirror for the entire island
  • Tools and workflows to facilitate property title analysis and research
  • An integrated parcel map along with other map layers
  • An external interface/site for registered users to access selected data and request services online
